Congratulations, Mr. Touve, for standing up against dishonest, reckless and arrogant Pulte Homes. Congratulations, too, for standing up against inept and corrupt City of Schertz TX for overlooking obvious building code violations in issuing building permits for Fairhaven's shoddily built houses.

Even a small child understands that when something is cracked and broken that it can't be fixed.
"All the king's horses and all the king's men
Couldn't put Humpty together again"
Pulte Homes wants its customers to believe what children know isn't true. Pulte wants its customers to believe that cracked and broken concrete foundations, slabs, and walls (and resulting cracks in floor and wall finishes, eg, ceramic tiles) are "normal".
Just one example of Pulte houses all over the country with cracks in concrete foundations, slabs and walls is in the Fairhaven development in Schertz, TX:
Pulte calls cracks in concrete foundations, slabs, and walls "normal".
Engineers call cracks in concrete foundations, slabs, and walls "failures".
If you want to know who's right, then ask a child.
ANYONE who is considering entering into a contract with Pulte Homes to build them a new house should examine these photos and photo descriptions. They show what you can expect from dishonest, reckless and arrogant "Master Builder" Pulte Homes--shoddy construction and poor customer treatment.
Here's a sample of the photos and descriptions:
"Here is our deck. Because the house was shifting so much (5 inches lower in the back of the house than the front of the house) When you stepped onto our deck you felt like you were going to fall right over the railing..."
"When Pulte came out to inspect they wouldnt step foot on our deck (safety hazard). They immediately put supports underneath it however we had to live with it that way for over a year before they'd even come out!!"
There are more--simply click on the hotlink above.
SHAME on Pulte Homes. And, SHAME on the Town of Schertz, TX for not protecting its citizens and condemning Pulte's shoddy, and dangerous, construction.

Your concerns are well founded. Pulte has a record of building houses with serious defects--foundations that crack and settle, roof trusses that are not properly attached, stucco that is mixed and applied improperly, roofs that leak, etc. This happens when houses are built by subcontractors without the prime contractor's (Pulte's) oversight and quality control. Unfortunately for homeowners, these serious defects can take years to discover. For more, see http://peretired.blogspot.com/

" Find your new home at Pulte Homes, one of the nation's largest homebuilders. With innovative new home designs and materials..." This is a quote from Pulte's website.
The REAL story is that at Sun City Hilton Head, SC stucco and other problems with Pulte's "innovative designs and materials" abound.
The latest on the stucco lawsuits can be found at

Does this look "normal" to you for a new house?
That's what Pulte Homes tells homeowners in the Fairhaven development in Schertz, TX.
Pulte's "normal" looks "shoddy" to me.
What about you?
LET THE BUYER BEWARE!!!

small wonder Pulte Homes gets away with building shoddy houses!!! most of the people out there who got burned by Pulte Homes are mum. They might just as well be singing to Pulte:
"Roll me over. Roll me over. Do it again.

then it's time for YOU to step up.
Since 2006 I've been trying to tell the truth about Pulte Homes. This blog does it. You don't have to go beyond the cover page to see that Pulte Homes is a dishonest, reckless and arrogant company that builds shoddy houses and that treats its customers poorly.
Others have tried to tell the truth about Pulte Homes--other websites and those who report the news. But, we have been largely "drowned out" by Pulte Homes' advertising and those who support Pulte Homes (realtors, stockbrokers, contractors, subcontractors, suppliers, politicians, JD Power, etc.) Twitter, the supposed bastion of free speech, routinely deletes my tweets. all in the name of the almighty dollar.
It's time for ALL those who have been gypped by Pulte Homes to step up and tell your story PUBLICLY. Use the "like" and the "share" features on websites that tell the truth about Pulte to spread the word. Post a comment on these PUBLIC stories that tell the truth about Pulte Homes. Start your own blog. Tell the truth.
Twitter may be able to delete my tweets, but will Twitter delete the tweets of the THOUSANDS AND THOUSANDS of customers who have been gypped by Pulte Homes' shoddy construction? Will Twitter delete the tweets of THOUSANDS and THOUSANDS of customers who they've treated poorly by Pulte Homes?
Step up. Spread the word.

"Pulte is headquartered in Bloomfield, Michigan and is one of the largest home builders in the country. In this case, Pulte underreported its development profits primarily through a process of expense padding. This included reclassifying and redefining profits into elements of development costs and by over accruing expenses. As an example, Pulte’s Cost Certification included a cost for land acquisition that was $6.9 million more than what it had actually paid for the site. Not only was this method not allowed under Chapter 40B rules and guidelines in existence at the time the project was approved and the site purchase and sales agreement was executed, but the inflated land value was transacted on the Cost Certification through a one sided accounting entry that violated provisions of generally accepted accounting principles.
We also found that development costs were padded through an over-accrual of expenses. Based on a small test sample of accounts, this Office identified over $800 thousand of expenses accrued by Pulte that had no subsequent cash payment or disbursement."
see the full text in the included link.
"Imagine the hundreds of thousands of dollars of windfall profits Del Webb/Pulte has received for not having to pay for about $13 Million in construction defects owed for over a decade. And, imagine how much the originally estimated settlement amount has probably been cut after 4 years of negotiations.
Based on past experience with Del Webb/Pulte, the proposed settlement amount is probably less than 50% of the estimated value to conduct the repairs. And, after all of the expenses, contingency fees and future management fees the net value available to repair the proven construction defects is likely to be less than 30% of the requirements."

"Sometimes I think that the problem is 'connecting the dots'. Pulte has an impressive record of shoddy construction and treating customers poorly all over the US. If only more people were aware...
One person can't 'connect the dots' for 'the masses'--neither can a few. It takes LOTS of people spreading the word PUBLICLY to 'connect the dots'. Unless more people speak up PUBLICLY, taking advantage of the internet (the way that Pulte does), then Pulte will continue to overpower the few with their advertising (lies).
If more people were out there 'spreading the word' PUBLICLY--taking advantage of 'sharing' (on Facebook, Twitter, Google Plus, youtube, etc.--'sharing' OFTEN--it only takes a minute) newspaper and TV stories on the internet about Pulte's shoddy construction and poor customer treatment--calling out do-nothing government officials as well as Pulte, then maybe we'd have a fightin' chance of getting rid of shoddy residential construction."

Will it EVER change? Will builders continue to build shoddy houses, and fleece the public? Will government continue to "turn the other way"?
Unfortunately, shoddy builders will NEVER change as long as those who are fleeced by shoddy builders don't speak up and speak out PUBLICLY.
Communications today are more advanced than they've ever been. Builders advertise continuously on the internet and with other media. There's Facebook, Twitter, Google Plus, Youtube, etc. There are websites for newspapers, TV and radio stations, and other major media who post articles and videos about shoddy construction. Readers can comment on the articles, and they can use the websites' "share" buttons to "share" these articles on Facebook, Twitter, Google Plus, Youtube, etc.
But, what do most of those who have been fleeced by shoddy builders do? They sit back silently while the shoddy builders control the airwaves with lies about their shoddy products, and continue to fleece the public.
It seems hopeless.

Construction 101 for "Masterbuilder" Pulte Homes
1. Soils that support foundations must be capable of supporting said foundations, including compacting said soils.
2. When soils under foundations settle differentially, concrete foundations crack.
3. When concrete foundations crack, ceramic floor tiles crack. (DUH!)
4. When concrete foundations settle differentially, walls and ceilings crack. (DOUBLE DUH!)
5. In addition to using suitable and properly compacted foundation soils, to prevent concrete foundations from cracking, reinforce the concrete with steel reinforcement. (TRIPLE DUH!)
Our next lesson, Construction 102, will cover roof trusses.
PREVIEW: "Hurricane" clips should be installed on trusses in hurricane-prone locations, such as coastal areas.
And, Construction 103:
PREVIEW: When stucco is not mixed (too much water) and applied (control joints) according to manufacturer instructions, stucco cracks.
And Construction 104:
PREVIEW: Stormwater management ponds ("lagoons", as they're called at in Beaufort County, SC) that are NOT built according to approved construction plans (bottoms too high and tops too low) will NOT perform as they're supposed to.
NOTE: This series ("Construction For Dummies") is available on DVD for Pulte construction superintendents and executives (and government building inspectors) who can't read, or who are otherwise intellectually challenged.
