Is there anybody here who could shed some light on personal experiences with Pulte in Lockport. I understand that some Pulte homes in other places of the country haven’t always been great. But, when I walked through a few homes, the quality seems pretty good. They did everything right… Anyone else think so?"

Let me explain something to you, Cindy. You're not going to get an answer to your question, because NOBODY CARES.

"My parents purchased a home 28 years ago, and yes it is a pulte home. Not only did pulte not finish our neighborhood, the foundation is starting to collapse around us. This shoddy work that is probably done by the subcontractors they hire. These houses are good for the first 10 years but then just start to crumble. It is a very sad situation for all the blood, sweat and tears my parents put in this house. Word of advice- think twice before buying Pulte. Do your research before losing on your investment by purchasing PULTE. Shame on you Mr Pulte for hiring subcontractors that can't do the job."

Recent jitters over fallout in subprime mortgages have only worsened the bleak outlook for the U.S. residential housing market.


Home builders have been taking write-offs to reflect land and home prices that have lost value in the face of the housing downturn, but Wall Street analysts noted the magnitude of Pulte’s expected charge.

“Pulte’s impairment charge is the largest taken in a single quarter by a public home builder in the current cycle,” wrote Wachovia analyst Carl Reichardt in a report to clients.

ESPECIALLY "weak consumer sentiment" for Pulte's shoddy houses, Dugas.

SCHH HOA

VIOLATION: green mailbox
(This latest may be the MOST ridiculous of them ALL!)

SCHH mailboxes are all alike. They’re the rural type: metal mailbox on a wood post. The only differences are that in some neighborhoods the standard black mailboxes are on dark green wood posts. In others (like ours) the posts are painted black.

The Pulte-controlled HOA sends out a TYSK (Things You Should Know) email instructing homeowners to paint their mailboxes green.

Yes, that's correct--the email EXPLICITLY instructed homeowners to paint the MAILBOX (not the post) green. This, in fact, was verified when an HOA employee told a homeowner who lives across the street from us "The letter is the letter!"

Four in our neighborhood of approximately 100 homes painted their mailboxes green. Recently, the HOA did a routine, "CHICKEN SHIT" (seniors, take note), inspection and cited the four for their green mailboxes. They were told that they have 14 days to paint them black, or face the consequences ($$$ fine).


ARE THESE PEOPLE STUPID OR WHAT?!?

Senior citizens,
Don’t buy a Pulte house in a Pulte/Del Webb community.
Not only will you get a shoddy house, but also you’ll have some of the dumbest people ANYWHERE HASSLING you.

A weak foundation

If things are looking up for mortgage insurers, then it's got to be a good time to buy homebuilders, too, right? There seems to be a consensus building that now's a good time to get into PulteGroup, Toll Brothers (NYS: TOL) , and KB Home (NYS: KBH) . Heck, even home prices turned up, rising 3.6% in the second quarter.

But look again at the rising level of delinquencies and foreclosures, the persistently high unemployment rate, and an economy that can't get its footing, and you'll see that the analysts thinking Pulte has more upside are simply whistling past the graveyard.

CAPS All-Star Chemdawg agrees there's still a very long road before there's any light at the end of the tunnel:

"not the strongest in a group of businesses all facing significant headwinds....just keeps losing money....recovery is still 18 months out and Pulte may not be here to see it..."
